is a small family run Land Sales and Construction business that operates throughout
Costa Rica, with our main office in the Osa Peninsula. Its owners Brad Shenko and his
Costa Rican wife Nancy Araya decided to combine there efforts into turning
there construction business www.osaconstruction.com into the
all around Real Estate, Design and Build business.
Nancy is in charge of the Real Estate portion of the business and is a member
of the Costa Rican Board of Realtors in San Jose.
So now we can take care of all of our customers needs.
Over the years we have had so many local Tico Farmers entering our office with properties for sale that now we have compiled an extensive property list which is growing everyday. And of course all properties are not able to be sold, some are government grant property (IDA) which is basically untouchable until a time limit runs out.
Other properties are in the Golfo Dulce Forest Reserve which have many restrictions on them and have to be researched one by one to make sure there will be no problems in the future.
We painstakingly research to the best of our ability using various sources all the properties
listed in this website. We have compiled a team of lawyers that check these properties at the National Registry (Registro Nacional) of Costa Rica. This Title Search of course will not contain all problems that a property in Costa Rican can contain and therefore local research must also be implemented.
These other means include talking to neighbors verifying if there are any local disputes pertaining to borders, water rights, rights of passage, access rights etc. This does not however insure that all information we can obtain is the Gospel or Carved in Stone. But to our knowledge we have put fourth the best effort possible to insure our information is correct.

To the lawyers who check properties for legal problems and then take care of all legal matters from finalizing our purchase contract to eventually titling your piece of land. To the construction professionals that turn your Custom Jungle Home ideas into reality on time and on budget. To the local Tico workers that cut the fields and install drainage where needed to planting trees on your Re-Forestation project, our group can handle it all and have been for many years.
We are a licensed Costa Rican corporation legally conducting Real Estate and Construction related activities and are due to receive our membership certificate from the Real Estate Board in San Jose. We pay all taxes due in Costa Rica for all operations conducted here, of which Brad Shenko has to keep current with US Taxes as well. We have all risk and workman’s insurances so if someone is hurt on your property your not responsible.
Also, be where of the Street Land Salespeople just trying to get by here selling a piece of land now and then to unsuspecting buyers, most are not licensed many have legal problems with tax issues or even immigration and can create problems for the foreigner trying to get started here on the right foot.
